Programming is the process of gathering and analyzing information about a problem before trying to solve it with form driven architectural designs. This is the initial consultation step for every type of project. We carefully consider the client’s needs, wants, and desired outcomes. We investigate existing site conditions, building codes, and overall budget.
This is one of our favorite steps in the process, as it allows us to find the perfect balance between functionality and creative architectural form. Initially, our team will create space planning layout options that explore solutions developed as a result of the information gathered during the programming phase. Once a layout is established, We then develop 3D renderings to help you visualize the design intent of the proposed architectural form. You will have the opportunity to analyze these design proposals during a formal presentation with our team. After we present our plan to you, we will refine the design based on your feedback.
This is where our interior decorating experience truly shines. Our team will source the right material and colors that best enhance the design, along with calculated selections of functional and aesthetically-pleasing furniture and/or equipment, based on your project needs.
We’ll provide a thorough instruction manual comprised of plans, elevations, sections, schedules, and detail drawings. Our team utilizes these documents to coordinate with consultants (like mechanical, electrical, and plumbing engineers) to ensure a successful execution.
We encourage our clients to shop around for the most suitable contractor. Our team facilitates the bidding process with perspective contractors. During this process we will conduct thorough on site walkthroughs of the construction plans, to ensure prospective candidates fully understand the scope of work. We’ll also take the lead on promptly responding to any of their questions or requests for additional information (rfi). Our team will review the bids with you and provide our guidance.
Once the Construction team has been selected to carry out the design, then permits are secured if necessary. As the project progresses we will visit the site to inspect all the work and collaborate on solutions to problems that may arise (and they will, its just a part of the experience). We will remain in constant communication with you throughout this entire process so that you can rest assured your vision is being executed in the highest standards.
Now it’s time for the finishing touches, with punch lists and final walkthroughs to review installation of key elements requiring direction. At this stage, your project has been fully executed with exceptional care and innovation. Our team truly enjoys exceeding your expectations with the new space that we created together.
